Hi-end real estate agency "Usadba" has conducted a survey and studied the profile and preferences of the expat lessee.

Most of expat lessees (35%) are young specialists, 25-35 years old, without family: journalists, doctors, teachers, trainees in foreign companies, cooks in fashionable restaurants. Apartment share is very popular among them.

Another major group is family couples, 40-43 y.o., with 2 or 3 children of preschool and school age. Usually they are citizens of France, England, USA, Germany, Netherlands, Japan and Norway. The head of the family is an employee of an international corporation, holding a high post. They make 20% of all expat lessees.  

About 20% are 35-38 y.o., young and highly skilled specialists or consultants without families (both male and female) working in certain business segment (production engineering, finance, law).

10% are foreign embassy staff, ranging from attaché to minister, with their marital status and family structure varying.

10% are families consisting of 2 people, in the age of 50 and older, whose children have grown up and live separately. The head of such family is a top-manager in a foreign company, international corporation or a Russian company.

The smallest category is represented by the expats who have their own business in Russia: trade, extraction of diamonds or precious metals. Their age varies. They can be both with and without families. They compose 5% of the total amount of expat lessees.

During the last several years, the profile of expat lessee has hardly changed, unlike the profile of the Russian lessee. The approach towards choosing the dwelling has become different. Expat lessees are better aware of Russian real estate market and of Moscow itself. The expat community which has expanded to a group of districts where the expat specialists prefer to live has emerged. Over time, the number of such districts has grown. Among them are Tverskaya street, Ostozhenka, Arbat, Plyushchikha, Leninsky avenue, districts of Patriarshiye ponds and Krylatskoye.

“Usadba” company specialists observed the changes in the preferences of foreign clients. «In 1990’s an apartment with white walls and parquet floors was a dream come true, as most of the flats offered for rent still had “Soviet-type renovation”. Starting from the end of 1990’s up to 2000, most of the clients liked the flats in modern European classical style (a lot of apartments with no expansive renovation met that requirement: painted walls, restored parquet, new windows, light-colored tiles in the bathroom). “The preferences now are absolutely different”, -says Yekaterina Batynkova, Executive Director of the high-end real estate agency “Usasdba”. Modern clients prefer apartments in different styles, from Hi-Tech to palace style, but the finishing has to be brand new or at least not more than 2 years. The expat lessees are more attentive to the quality of parquet, doors, accessories, bathroom finishing and equipment, quality of double-glazing. The requirements to the building itself, where the apartment is situated, to the quality of construction and security level have also increased.

«This trend certainly has to be taken into account by potential lessors, while planning to have their property rented and defining the rent price: outdated flats are not anymore in fashion today”, stressed Yekaterina Batynkova.
